Who needs a CP12 certificate?

Any landlord renting a property with gas appliances must hold a current CP12, renewed every 12 months. A copy must be given to tenants before they move in (or within 28 days of a new certificate). This covers all appliances — boilers, fires, hobs and any other gas fittings.

What happens if an appliance fails the inspection?

Accepted Answer

We'll give you a written defects notice. We can quote to fix the fault immediately — and once fixed, issue the certificate same day. A failed inspection doesn't mean you can't let the property; it means the fault needs rectifying first.

Question 3

Can I be present during the check?

Accepted Answer

Yes, you're welcome to. But you don't have to be — the tenant can provide access as long as they're over 18. We'll coordinate with tenants directly if you'd like.
